Spaces at Steyn Cityโ€™s Capital Park is an impressive workspace complete with co-working spaces, private offices, meeting rooms, creative areas and a Seattle Coffee Co.

International Workplace Group, the world’s largest platform for work with brands including Spaces and Regus, has opened a state-of-the-art flexible workspace in Steyn Cityโ€™s office precinct, Capital Park. With the long-term shift to more flexible ways of working, IWG is expanding its network to keep pace with rising demand across South Africa.

The addition of International Workplace Groupโ€™s latest location in Steyn City’s Capital Park comes on the heels of the business posting its highest-ever revenue, cash flow and earnings growth in its history and achieving rapid network growth, with more new locations signed and opened in the first half of 2025 than in the entire first decade of its operations. IWGโ€™s network now comprises more than one million rooms in 121 countries.

โ€œWe are very excited with the results. The centre opened for business at the beginning of September 2025, and there is already strong demand, with further interest set to rise in January 2026, 6 months ahead of the original forecastโ€, says Carolyn Elliman, Country Manager โ€“ South Africa and Southern Africa. โ€‹

The official launch on the 27th of November celebrated the opening of the Spaces flexible workspace in Steyn City, which provides private offices, meeting rooms, coworking, creative spaces and a Seattle Coffee Co. for residents and companies of all sizes across various industries. International Workplace Groupโ€™s Design Your Own Office service allows companies to tailor their space entirely to their requirements.

Recognising that many of their residents have work-from-home setups and would welcome a more formal yet flexible space close to home, Steyn City Properties decided to invest in the International Workplace Group platform to maximise the return on their real estate space by capitalising on the rapidly expanding demand for hybrid working.

The prime location on the major arterial route, Winnie Mandela Drive, makes it equally attractive to businesses across the region from Pretoria and Midrand through to Sandton and is just 15 minutes from Lanseria International Airport.

These well-equipped spaces eliminate the need for long daily commutes, resulting in clearer focus, fewer distractions, and a better work-life balance – all of which translate into meaningful productivity gains.

Research by leading academics has found that greater flexibility over how and where employees work offers a multitude of benefits for workers, including enhanced work-life balance, financial savings and health benefits. Employers also reap the rewards of hybrid models through increased firm productivity, cost savings and a more efficient, engaged workforce. In fact, recent research by IWG and workplace consultancy Arup found that hybrid working can boost productivity by 11%. Facilitated by flexible workspaces, hybrid working could add up to $566 billion in GVA to the US economy annually by 2045 โ€“ the equivalent GVA of Austin, Texas[i].

With explosive market growth as companies of all sizes adopt more flexible and decentralised models for the long-term, it is predicted that 30% of all commercial real estate will be flexible workspace by 2030.
