GrandWest Mall construction underway in Cape Town with R650 million investment

CONSTRUCTION has officially begun on the R650 million GrandWest Mall in Goodwood, marking a major expansion of the GrandWest entertainment precinct. Developed through a joint venture between Flanagan & Gerard Property Group (90%) and GrandWest, a subsidiary of Sun International (10%), the 22,000m² single-level convenience mall is expected to open in June 2027.

The project moved into full construction after the land transferred into the joint venture in May, with partners marking the milestone at a sod-turning ceremony on 19 June.

Leasing has progressed strongly, despite the mall being more than a year from completion. According to the developers, over 70% of the gross lettable area has already been secured, with a further 20% under offer. Confirmed tenants include Checkers FreshX, SuperSpar, Dis-Chem, Clicks, and retailers from the Mr Price Group, Truworths Group and Pepkor.

Confidence in Cape Town’s economy

Speaking at the ceremony, James Vos, the City of Cape Town’s Mayoral Member for Economic Growth, described the investment as a strong vote of confidence in the city’s economy.

“The development is a sign of confidence in Cape Town’s growth outlook and demonstrates how private sector investment can create jobs and strengthen the retail economy,” he said.

For Sun International, the development forms part of a broader strategy to modernise and strengthen the long-term appeal of the GrandWest precinct.

“This investment is about keeping GrandWest relevant and responsive to changing consumer expectations, creating a more integrated retail, dining and entertainment destination,” said Sun International CEO Ulrik Bengtsson.

Local construction and Cape-inspired design

The developers have committed to prioritising Western Cape-based contractors, suppliers and tradespeople throughout the construction process. The main building contract has been awarded to Western Cape contractor Isipani Construction, with preliminary works completed and full construction now underway.

MDS Architecture designed the mall, drawing inspiration from the Western Cape’s coastal landscape and contemporary wine estates. Partner Pierre Lahaye said the design complements the existing GrandWest precinct while introducing a modern retail environment.

Natural materials including timber, off-shutter concrete and metal finishes reflect the architectural language of the Cape’s wine estates.

“Breaking ground is a milestone the team has worked towards with great care,” said Paul Gerard, Managing Director of Flanagan & Gerard Property Group.

“With exceptional partners, contractors, architects and tenants, we’re confident this development will become an asset the community can be proud of when it opens in June 2027.”
